How the numbers work
Monthly payment uses the standard amortization formula on your principal (price minus down payment) plus any CMHC premium, at the rate and term you enter. Property taxes, heating, and condo fees are not included — lenders qualify you with those added (the stress test), so keep them in mind.
CMHC insurance applies when you put down less than 20%. The premium is added to your mortgage and scaled by loan-to-value: roughly 2.8%–4% of the price. At 20% down it disappears entirely.
Cash to close estimates your down payment plus 1.5% for legal fees, transfer tax, and adjustments. Your lawyer quotes the exact figure before closing day.
Rental section models a simple buy-and-let: gross rent minus vacancy, management, expenses, and mortgage gives monthly cash flow; NOI divided by price gives the cap rate — the number investors compare deals by.
